Increase your preps while running your business.  This running concern is a general store that has been in business for half a century.  The store sits on a privately owned 1.12 acre lot, which is located inside the Promised Land State Park, which is itself surrounded by national forest in the Pocono Mountains.  Wikipedia describes the park on their website as...the Promised Land State Park is a Pennsylvania state park in Blooming Grove, Greene and Palmyra Townships, Pike County, Pennsylvania, in the United States. The approximately 3,000-acre (1,214 ha) park is completely surrounded by Delaware State Forest. It is in the Poconos and sits at 1,800 feet (549 m) The second growth forests in Promised Land State Park are made up of beech, maple, oak and hemlock trees. There are two lakes within the boundaries of the park.  The Upper Lake is 475 acres, while the Lower Lake is 175 acres.  The state forest surrounding the park is about 12,400 acres.

The store consists of a grocery store, full deli, grill and fryer, camping and fishing section, ice cream stand, 24-hour ice machine, lottery, and ATM in approximately 3,000 sq feet.  The park serves generational campers from the surrounding area, New York, New Jersey, across Pennsylvania, and they flood the park from spring to fall. The store services the campers, fisherman, hunters, snowmobilers, hikers, x-country skiers, bikers, and icefisherman, which use the trails, lakes and campgrounds within the park.  Meanwhile, the local residents will congregate around the coffee machines to discuss politics and sports.

What better way to prepare your preparations than to order them wholesale while you continually restock the merchandise you are selling in the store?  Food, camping gear, and fishing products are being constantly ordered and stocked in the store.  Order extra and rotate your personal supplies through the store to maintain freshness.  Family living quarters are on the 2nd floor, and consist of a 1500sq foot apartment with 3 bedrooms and 1 bath.  There is an additional building on the property that is used for storage of additional merchandise, the icehouse, and the standby generator that is fully capable of supplying enough power to run all the walking-in freezers and coolers, deli area, lights, TV’s, computers, etc. that are needed to run the store and the apartment above.  Fuel storage for the generator is located in the basement of the extra building.  

If you are living on the East Coast, and need to stay in the area for work or for family, consider this investment one of the best that you can make.

While this is a vacation area, and most people that visit the area are here during the spring and summer months, many do take advantage of the many winter activities that happen here in the park.  Ice fishing, x-country skiing, hunting, and snowmobiling are just a few of the activities that are enjoied during the winter months.  The accountant that we use has the breakdown of sales for each month going back some years.  Those can be diclosed further into any discussions.  I would be happy to answer any other questions that you may have, or feel free to contact the agent at Remax that listed the business for us.  You can PM me or if it is a general question, post it here.

I have a doomer hard-on (or whatever the female equivalent is, I guess!).

Wish I could take advantage of this, but it's just not in the cards. I wish you luck, though.

The price is amazing - a three-bedroom house alone around here could easily run you that much if it's in one of the better parts of town.

We had some people that we very interested in the store, but they were not able to get the credit they needed.  We still have the store up for sale if anyone in the region is interested.  Please PM me with any questions that you may have.

My wife runs the store, and I work 2 3/4 hours away.  I am now working on taking a position in a research lab in Idaho, a location that I have been looking at for some time.

That is a great price ..... in case anyone is wondering why the price is so low, it's because real estate prices are low all through the region.  My ex had half of a great doomhouse on property out in the woods on a hill, great view, in Bear Creek. It was about the size of a McMansion, but had three sources of heat and a diesel generator ....  she couldn't get half a million for it, and I think she actually went down to 300,000 and still couldn't get takers.

You couldn't buy a shack in California for $300,000.  Or at least you couldn't at the time I lived in the Poconos, maybe 3 years ago.

PLAkita's store looks exactly like one I used to go to sometimes on weekends, there was mostly empty mall across the street with an excellent flea market there. I forget the name of the town.  If anyone is inclined and has the money, I'd definitely urge them to check it out.
